Landlord Protection

• Tenant Skip (Lease Break) – Up to 8 weeks
• Tenant Delinquency (Eviction Order Granted) – Up to 10 weeks
• Tenant Delinquency (Writ of Possession Obtained) – Up to 12 weeks
• Tenant Death (Sole Tenancy) – Up to 12 weeks
• Tenant Murder or Suicide – Up to 25 weeks
• Property Untenable due to Tenant Malicious Damage (Contents Only) – 8 weeks
• Property Untenable due to Tenant Malicious Damage (Building Only) – 8 weeks
• Victims of Violence – 4 weeks

• Malicious Damage to Building and/or Contents – Up to $35,000
• Theft or Damage due to Theft – Up to $15,000
• Service and/or Companion Animal Damage – Up to $1,000
• Loss due to Digital Lock Box Use – Up to $5,000

• Eviction Filing & Defense Costs – Up to $5,000
• Sheriff/Marshall/Constable Fees – Up to $600
• Re-Keying of Locks – Up to $400

• General Liability Coverage – Up to $1,000,000 for third-party claims occurring on the property

• Property must be professionally managed by a licensed Property Management company
• Monthly rent must be $1,000 or greater
• Property cannot be located within the five boroughs of New York City
• Claims are capped at the lesser of the rent on the current lease or $3,000 per month maximum coverage
• Tenant must be current on rent at time of enrollment. If tenant has not paid on time for the previous two months, coverage for Loss of Rent, Eviction, and Malicious Damage is not eligible until compliance is restored
• $1,500 deductible per event applies to Malicious Damage and Theft claims
